Preparation & Repairs
Chalking, peeling, cracks, caulking, small drywall patches, mildew treatment, and surface conditioning are measured into the scope when they are needed. They are not hidden in a vague allowance.
Access & Working Conditions
Height, access, furniture protection, screened areas, occupied spaces, and other practical conditions affect production time. We account for them before the price is written.
Coating System
The selected paint system, required coats, primer or conditioner, and color change needs are defined in the quote so the finished system matches the work you are paying for.

Before we present the price, we review the exact included surfaces with you. You see what is included, what is excluded, and what the project costs before work begins.
